Building management - ISAAC
The Building management team operates in the field of building conservation and their energy and functional modernization. With more than ten years of experience in the field of building renovation, the team is involved in research projects, services, and both continuing education and undergraduate and graduate courses. In the field of research, the team collaborates with various public institutional actors, such as the Logistics Department of the Canton of Ticino, the Swiss Federal Institute of Technology in Lausanne, and several private offices in Ticino and Switzerland. Over the years, the team鈥檚 focus has shifted from individual buildings to real estate parks, developing management strategies and monitoring and planning tools.
The main services/assignments carried out are described through both internal and external procedures as follows:
- Analysis of building conservation status and proposals for modernization.
- Evaluation of the conservation status of a building, energy balance (both 380/1) and estimation of refurbishment costs. The proposed service not only provides indications on elements that need to be replaced, but also allows for the estimation of related refurbishment costs with good accuracy. The works for one or more refurbishment scenarios are planned with a focus on scheduled maintenance, taking into account, in particular, the resulting energy benefits through a simplified balance calculation.
- Consultancy on energy refurbishment interventions.
- Consultancy on maintenance and energy refurbishment works for buildings to ensure compliance with current energy savings requirements and the application of correct solutions in the execution of energy improvement works, also promoting indoor comfort improvement through the acquisition of building performance data, with the help of specific instruments.
- Sustainable management of real estate portfolios using innovative digital tools and proposing one or more energy refurbishment strategies in order to plan maintenance and renovation works over time. Analyses and proposals are made taking into account the necessary costs and the profitability of the intervention.
